PROPERTY MANAGEMENT 

Our Management Services (Includes Rental Services and Property Maintenance)

  Follow-Up After Move-In
  • Change name on doorbell/ mailbox and notify Condo Association, if necessary
  • Address tenant’s concerns and conditions noted on move-in checklist and 5 day list
  On-Going Management Services
  • Complete bookkeeping services (maintain escrow account, monthly statements, etc.)
  • Collect rents and deposit as requested
  • Prepare lease renewal and cover letter
  • Follow-up on lease renewal
  • 24 hour emergency on-call service available to tenants
  • Schedule routine maintenance
  • Oversee property improvements (as needed)
  • Contractor selection, coordination, contract preparation and job site supervision for contracted services and routine maintenance
  • Maintain tenant database, including tenant and maintenance issues
  • Serve as contact for Condo Association
  • Serve as emergency contact for tenant
  • Periodic property inspections
  Legal Issues (when necessary)
  • Follow-up on NSF checks
  • Prepare Demand for Rent
  • Prepare Eviction Notice
  • Process Eviction paperwork with legal assistance

 At Lease End

  • Move-out inspection scheduled and completed with tenant
  • Close out security deposit account
  • Issue security deposit refund statement within 30 days of move-out
  • Coordinate move-out cleaning, if necessary
  • Maintain former tenant database for future reference

Pater Real Estate Management Co., Inc. utilizes Rent Manager, web-based property management software, which allows us to manage properties efficiently and effectively.  With Rent Manager, we are able to provide the owner with complete tenant, maintenance management and bookkeeping services.

Our Bookkeeping Services
Pater Real Estate’s bookkeeping department is dedicated to providing timely, accurate and tax conscious bookkeeping services.  Our full range of services includes processing rents, managing owner escrow accounts, managing tenant security deposits, paying property expenses and condo fees, and in some cases, property taxes, mortgage and insurance payments.  We maintain copies of all documentation that we receive that are related to the owner’s property.  We also provide monthly and yearly financial statements for tax purposes.
